Carpet Cleaning FAQ — Burbank, CA

Common questions from homeowners in Burbank and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How soon will the carpet be dry, and when can we walk on it again?

Most Burbank homes are dry in four to eight hours after hot-water extraction. The low year-round humidity here works in your favor, and in hot dry summer weather with 90-105F inland valley heat the low end is normal. You can walk on damp carpet in clean socks right away; wait until it is dry before putting furniture legs back down or laying rugs over it. We leave air movers running and open windows when the outside air is dry enough to help.

What does a cleaning appointment look like from arrival to departure?

We start by walking the rooms with you, checking fiber type, and pointing out anything that may not release. Then we vacuum, pre-spray the traffic lanes, and work the solution into the pile so it has time to break down soil. Extraction comes next, followed by spot work on whatever is left and a grooming pass to set the nap. We finish with air movers and a second walkthrough so you see the result before we pack up.

Hot-water extraction, shampooing, or dry cleaning: which one do I need?

Hot-water extraction is our default. It flushes soil out of the pile instead of leaving it behind, and it is what Shaw, Mohawk, and Stainmaster warranties generally call for. Shampooing has a place on heavily greased commercial carpet, but it can leave residue that attracts dirt faster. Dry or low-moisture cleaning is for situations where downtime is not an option, like a rented unit near the media district that has a tenant moving in the same day, or a wool Karastan or Masland piece that should not stay wet.

How often should carpet be cleaned?

Once a year covers a quiet household with no pets. Add kids, dogs, or a lot of foot traffic and you are looking at every six to nine months. Burbank has its own reason to shorten the interval: Santa Ana wind events in fall and winter drive fine grit and ash indoors, and that grit sits at the base of the pile grinding at the fibers. Anderson Tuftex and other soft, dense carpets hide that dirt well, which is why they get cleaned too late.

What determines the price of the job?

Square footage is the base, then we adjust for how many rooms, how soiled the carpet is, stairs, fiber type, and whether pet treatment or heavy spot work is needed. A 1946-1960 tract ranch in Magnolia Park with a long hallway prices differently than a one-bedroom garden apartment off Victory. The estimate is free and we quote a firm number before anything gets touched. That number does not move once we start.

Do you move the furniture?

Yes, we move sofas, chairs, coffee tables, and light pieces, then set them back on blocks or pads until the carpet dries. We leave alone anything heavy or fragile: pianos, full china cabinets, wall-mounted electronics, waterbeds. If you can clear off small items and breakables before we arrive, the crew works faster. Tell us on the phone if a room is packed and we will plan the time accordingly.

Are there spots you can remove and spots that stay for good?

Food, drink, mud, grease, pet accidents, and general traffic soil usually come out. Things that dye the fiber itself are a different story: bleach, benzoyl peroxide from acne products, some plant fertilizers, mustard, and older red dye spills often leave permanent color change. Sun fading along a south-facing window and pile that has been walked flat for years are wear, not soil, so cleaning will not restore them. We tell you which category your spot falls into during the walkthrough instead of after.

Is any of this a problem for kids or pets?

No. The products we use are chosen to rinse out, and hot-water extraction pulls the solution back up along with the soil. Keep pets and small children out of the room while equipment is running, mostly because of hoses and cords. Once the carpet is dry, the room is back to normal use. If someone in the house has asthma or a fragrance sensitivity, say so when you book and we will adjust the products.

Can you clean upholstery, area rugs, and tile too?

We do all three. Sofas, sectionals, dining chairs, and mattresses get cleaned in place with upholstery tools and controlled moisture. Wool and silk area rugs are handled with gentler methods and slower drying, since the older Spanish and Mediterranean bungalows around here often have good rugs over hardwood. Tile and grout is a separate process with high-pressure rinse, and it is worth bundling with carpet on the same visit to save a trip.

Is there an opening today, and which neighborhoods do you cover?

Same-day slots open up often, especially in the morning, so call and we will tell you what is left on the schedule. We cover Burbank and the surrounding southeast San Fernando Valley, from the Verdugo Mountains north to the Hollywood Hills and Cahuenga Pass south, plus nearby parts of Los Angeles County. That includes Magnolia Park, Rancho, the Burbank Hills fringe, and the stucco dingbat and garden apartment buildings along the Victory and Olive corridors. Slab-on-grade or raised foundation makes no difference to us.
